SELLER

Before Settlement:

• Call utility companies to transfer service:
• Peco Energy/Exelon - 1-800-494-4000
• Aqua Water Company - 1-800-711-4779
• Call Internet Provider, cable, alarm,  and phone to transfer or adjust service billing address.
• Call Moving Company.
• Cancel HomeOwner Policy after settlement and apply for pro rata refund of policy premium.
• Bring Keys to settlement.

BUYER

Before Settlement:

• Obtain a bank or cashier's check payable to the title company.
• Provide your lender with a copy of your homeowner's insurance policy and the bill or paid receipt PRIOR TO SETTLEMENT.  Bring the original to settlement.  Be sure that the policy names your mortgage company as the loss payee.
• Contact your lender to review any outstanding conditions of loan approval.
• Contact PECO to transfer gas and/or electric service to your name (1-800-494-4000).
• Contact Bell Atlantic/Verizon to arrange for telephone service (1-800-640-4155).
• Contact the Township regarding water, sewer, & trash removal.
• Contact the Postal Service to change your address.
• Make arrangements with your agent for a "Pre-settlement walk through".
• If this is a condominium or homeowner's association please contact the association for any forms that you may need.
• Photo identification will be required at settlement.
• Your movers will not have access to the house until settlement is completed.
• If you are not planning to attend settlement please contact your Settlement Coordinator immediately!
• Any Power of Attorney being used must be approved by your mortgage company and title company PRIOR TO SETTLEMENT.  The original must be at settlement.
